Low-rise community in Al Seeb
On Muscat's western shoreline, in Al Seeb, Talaat Moustafa Group is building Yamal — a 2.21 million m² coastal community stretched along nearly 1.8 km of Gulf of Oman waterfront. Developed with Al Muhaidib Group and launched to buyers in December 2025, the project is due for handover in the fourth quarter of 2030, with freehold title open to any nationality. Yamal forms one half of TMG's Omani debut, alongside the inland community of Jood in Sultan Haitham City, backed by a joint investment of more than USD 5 billion.
Four types of homes make up the community: 480 villas (263–663 m², many with direct water access), 416 compact beach cabins around 51 m² each, apartments overlooking either the lagoons or Al Naseem Park, and 103 hotel-serviced residences facing the internal waterways. Altogether, more than 6,200 units are planned across the site.
Waterfront lifestyle
Life at Yamal centres on the water: a private marina welcomes yachts and pairs berths with fine dining and boutique shopping just steps away. A 70,000 m² promenade runs along the shoreline, joined by a further 40,000 m² of restaurants, cafes and entertainment venues a short walk from home. Sport has its own address too — residents can use the Jood Sports & Social Club without ever leaving the neighbourhood, while a network of car-free cycling and walking paths ties the whole community together.
