Coastal smart destination

Yamal is a coastal smart destination on the shores of Al Seeb, in Muscat, developed by Talaat Moustafa Group (TMG) as part of Oman's push toward world-class tourism destinations. The site sits west of Muscat City, near Beit Al Baraka Palace, four kilometres from Sultan Haitham City and around 27 kilometres from Muscat International Airport, running along roughly 1,760 metres of Gulf of Oman shoreline.

A community without roads

The design connects every residential zone through dedicated pedestrian and cycling paths rather than roads. Smart infrastructure weaves seawater lagoons and interconnected waterways throughout the community, giving many homes direct access to the water from their own doorstep. Promenades, open lawns, seating areas, and children's playgrounds sit between the buildings, creating a strong sense of community, while the low-rise, low-density layout keeps sightlines open toward the coast rather than toward neighbouring blocks.

Living by the water

Yamal is located in Al Seeb, along the Muscat coastline that has become one of the city's more active development corridors. Al Mouj's marina and golf course are around six kilometres away, while Sultan Haitham City lies just four kilometres inland. The surrounding area marries established communities with new master-planned developments, giving residents access to the amenities and a sense of belonging, while their own neighbourhood continues to take shape.

Low-rise community in Al Seeb

On Muscat's western shoreline, in Al Seeb, Talaat Moustafa Group is building Yamal — a 2.21 million m² coastal community stretched along nearly 1.8 km of Gulf of Oman waterfront. Developed with Al Muhaidib Group and launched to buyers in December 2025, the project is due for handover in the fourth quarter of 2030, with freehold title open to any nationality. Yamal forms one half of TMG's Omani debut, alongside the inland community of Jood in Sultan Haitham City, backed by a joint investment of more than USD 5 billion.

Four types of homes make up the community: 480 villas (263–663 m², many with direct water access), 416 compact beach cabins around 51 m² each, apartments overlooking either the lagoons or Al Naseem Park, and 103 hotel-serviced residences facing the internal waterways. Altogether, more than 6,200 units are planned across the site.

Waterfront lifestyle

Life at Yamal centres on the water: a private marina welcomes yachts and pairs berths with fine dining and boutique shopping just steps away. A 70,000 m² promenade runs along the shoreline, joined by a further 40,000 m² of restaurants, cafes and entertainment venues a short walk from home. Sport has its own address too — residents can use the Jood Sports & Social Club without ever leaving the neighbourhood, while a network of car-free cycling and walking paths ties the whole community together.

Strategically located

Yamal occupies a quiet stretch of Al Seeb's coastline, roughly four kilometres from Sultan Haitham City and about half an hour's drive — 27 km — from Muscat International Airport. Al Mouj's marina and golf course lie some six kilometres up the coast, placing Yamal within easy reach of established amenities while its own neighbourhood takes shape around it.

Investment opportunities

Backed by Oman's Vision 2040 and a tax regime with no annual property levy or capital gains charge, Yamal gives international buyers a rare entry point into a Gulf market still early in its growth curve. Ownership is freehold under Oman's Integrated Tourism Complex rules, open regardless of nationality. With TMG and Al Muhaidib committing over USD 5 billion to Yamal and Jood together, the scale of backing points to a development built to be finished in full — marina, promenade and all — rather than left half-delivered.

Frequently Asked Questions

Where is Yamal located?

Yamal sits on the Gulf of Oman coast in Al Seeb, Muscat, west of the city centre near Beit Al Baraka Palace — about 4 km from Sultan Haitham City and 27 km from Muscat International Airport.

Who is developing Yamal?

Talaat Moustafa Group (TMG), Egypt's leading real estate and tourism developer with over 55 years of experience, is delivering Yamal in partnership with Al Muhaidib Group as part of its first entry into the Omani market.

What types of homes are available in the project?

The project offers 480 villas (263–663 m²), 416 beach cabins (around 51 m²), a range of lagoon- and park-facing apartments, and 103 hotel-serviced apartments — more than 6,200 residential units in total.

When will the project be completed

Completion is scheduled for Q4 of 2030, following the project's sales launch in December 2025.

Can foreign buyers own property at Yamal freehold?

Yes. Yamal is developed under Oman's Integrated Tourism Complex framework, which allows buyers of any nationality to hold freehold title.

What amenities are available to residents?

Yamal includes an international marina, a 113-room branded hotel, a 70,000 m² retail promenade, a 40,000 m² commercial and leisure cluster, the Jood Sports & Social Club, and the adjoining Al Naseem Heritage and Recreational Park.

How is privacy managed across such a large community?

Yamal approaches privacy on two levels: controlled entrances and the perimeter placement of commercial areas protect the community, while smart building layouts and separate routes for residents and visitors enhance privacy within each home.
